Planning & Zoning Admin. <br />DATS: January 4, 1990 <br />SUBJ: #1486 Pox Bend Subdivision - Outlot B Septic Potential <br />At your reguestf I have reviewed the septic concerns for the <br />Chadwick residence at 3060 Fox Street in relation to proposed <br />Outlot B of the Pox Bend subdivision. Outlot B apparently is <br />intended as additional future septic area for the Chadwick <br />property. I would make the following comments; <br />1. The Chadwick residence is generally centered on its lot, <br />and the existing location of the well severely limits future <br />septic development. <br />2 The existing septic system is northeast of the house and <br />i*3 probably near the lot line. Having extrapolated the <br />topographic contour lines from the Fox Bend Plat, it appears <br />that the drainfield is in an area of 8% to 12% slopes. <br />These slopes would generally not be suitable for replacement <br />with a mound system if the existing trench system ever <br />fails. The LrB and LrD soils on the site might support a <br />replacement trench system. No testing information has been <br />submitteu. <br />3. Without a site inspection it is impossible to verify <br />that the contour extrapolation is correct. However,it would <br />appear that a flat area of approximately 50' x 100 exists <br />northwest of the house for a potential mound site. This <br />flat area extends into Outlot B, therefore it seems that <br />Outlot B will have some potential benefit to future septic <br />system development on the Chadwick property. <br />4. This potential drainfield site is shown in blue on the <br />attached drawing and is approximately 100' from the wetland <br />areas both to the northeast and southwest. <br />5. Chadwick's property is approximately 1 acre in area, and <br />the additional outlot would make it about 1.25 acres in <br />area. While the addition of Outlot B would not make that a <br />totally conforming lot, the potential for finding a future <br />drainfield site would appear to be much increased based on <br />this additional land. <br />6. Neither Outlets A or B have any effect on tested <br />drainfield sites in adjacent lots.
