Planning Commission may wish to table the <br />application providing applicant with the option to come in <br />with a revised deck plan (no hardcover or encroachment of <br />lakeshore setback - establish a reasonable setback beyond <br />average lakeshore setback line) and plan for the removal of <br />existing hardcover within the 75-250' setback area. <br />Planning Commission may also wish a trimming back within the <br />250-500* setback area. Planning Commission may establish a <br />limit as to an acceptable amount of hardcover percentage <br />within the 75-250* setback area currently at GO.9%. What is <br />an acceptable level for this property? What is consistent <br />with previous similar applications? <br />The total area of the property is 21,119 s.f. or .48 acres <br />(required area is 23,560 s.f. - the property meets 90% of <br />the area requirement). <br />3.Approval. If you can find that the current application <br />meets the Intent of the lakeshore regulations of the zoning <br />code, the comprehensive plan of the City, and to be <br />consistent with the City's action in previous similar <br />applications, than Planning Commission members may grant <br />approval of the proposed application. <br />Obviously the only feasible options of action available to <br />the Planning Commission would be either a straight denial or the <br />tabling to allow applicant to bring in a revised plan more in <br />keeping with the City's current standards and policies. <br />- . i-t 11 t nee
