Gatfron, Assistant Zoning Administrator <br />DATE: February 26, 1986 <br />SUBJ: B-2 Zoning Amendment - Proposed Changes <br />The following proposed amendments to Municipal Co, e Section 10.41 are <br />intended to provide for regulation of commercial operations in the B-2 <br />zoning district via a conditional use permit and variance procedures, so <br />that the commercial marina 1i_consing provisions of Section 5.42 can <br />eventually be eliminated. <br />Proposed changes include redesignation of permitted and conditional uses, <br />with some additional pet f ormance sta.,�.ards . <br />Subd. 3. Permitted Uses. Within the "B-2" Lakeshore Business <br />District, no land or structure shall be used except for one or more of <br />the following uses: <br />�f- <br />-B-.- - S t.- <br />�:---5et Etc: ---� <br />,- -boe-t- s-,- -be-it- -&rtd- MO rirrre <br />A. Launchi of ri vate owned boats from a boat launching <br />ram . <br />B. Rental of boats, guide services, and ancillary equipment. <br />C. Minor repairs and maintenance of boa;.s and motors in -water. <br />D. Boat holding tank pumpout. <br />Such permitted uses are subject to rejulations and performance <br />standards of the B-2 zoning district per municipal zonin code Section <br />10.41. <br />The intent of these changes is t D permit without condition certain <br />which are not land -use intensive. In order to have the bulk of <br />marina operations <br />specific permitted <br />and are subject to <br />the B-2 zone, <br />uses <br />major <br />have <br />uses. The 4 uses proposed generally are water -related, <br />the parking standards and other perfcrmanc:e standards of <br />considered as a conditional use, we must also <br />Subd. 4. Conditional Uses. Within any "B-2" Lakeshore Business <br />District, no structure or land shall be used for the following uses <br />except by conditional use permit: <br />A. Sales <br />of marine -related <br />dry <br />goods such as <br />^bait. <br />boats, <br />r <br />fishing equipment, <br />boat <br />supplies, <br />fuel, and live <br />motors, <br />B. A: Sale of cigarettes (subject to cif license as regulated <br />elsewhere in the Municipal Code.) <br />
