c�� 7, 1986 <br />The Pl":nning <br />City of Orono <br />Box 66 <br />Crystal Bay, <br />Gentlemen: <br />Commission <br />i�iinn. 55323 <br />Thank you for the notice regarding the Public Hearing to <br />be held March 17, 1986 regarding Duane Hall's application <br />for a proposed residential subdivision requiring variances <br />located at 1860 Shadywood Rd. <br />We own the second house South of Duane Hall's on lots <br />29 and 30. We also own eight tracts of property across <br />County Rd. 19 West of our home. This includes all the <br />property along County Rd. 19 from the Glenn Tillotson <br />properVty to the Coffee bridge. <br />We are well aware of 1%1r. Hall's property and the adjoin- <br />ing properties and we strongly feel that Mr. Hall's pro- <br />posal is not in the best interests of the neighborhood, <br />the general area or our beautiful Lake Minnetonka, Crystal <br />Bay and Shadywood Road are already overcrowded and we <br />strongly oppose Mr. Hall's proposal. <br />We also object to the concept of creation of a new build- <br />ing lot which may be substandard in several respects, <br />namely, lot area, frontage on both the road and lake side <br />and perhaps in surfaced area. Orono has high building <br />code standards but they are meaningless and cannot ac- <br />complish their object of maintaining; the high quality com- <br />munity we all desire if requests of Kr. Hall's nature are <br />approved. In our opinion it reverses Orono's past strict <br />enforcement of building site standards and if approved <br />opens the door to countless other property owners to re- <br />ouest variances. Lastly, a granting of a variance as <br />requ0sted by Mr. Hall would be a direct reversal of the <br />Orono policies as we have observe.' in recent years, to <br />upgrade properties and to limit .,-le building on sub -stand- <br />ard lots in our neighborhood, <br />We rea ues t the <br />Hall's reQ uest. <br />Orono Planning Commission disapprove M.r. <br />Respectfully,�� <br />tfj_ iam D.
