Final driveway access location on Fox Street to be approved by <br />Public Works Director, <br />2. Submittal of driveway access easement documents between Lot 1 <br />and Lot 2 as appropriate. <br />3. Dedication of standard drainage and utilities easements at <br />the property boundaries. <br />4. Dedication of conservation and flowage easements over the <br />wetlands on the property. <br />5. Payment of Park Fees in the amount of $200 for the 3.4 acre lot <br />and $100 for the 10.1 acre lot. <br />Staff would recommend tabling the Conditional Use Permit application <br />pending the City Engineer's review and the MCWD approval for the <br />wetland crossing. Note that when finally approved, the Conditional <br />Use Permit would include a variance to Section 10.55 Subdivision <br />15(a) (1). <br />
