CONTINUED <br />Mr. Stone stated that they are not planning to expand <br />Sailors world, merely spread it out over a larger area, <br />possibly separating the sales & service from the boat <br />dock. rental. <br />Mary Crear, 1980 Spates Avenue, adjacent neighbor, was <br />present for this matter. She stated that they are <br />pleased with Sailors World as neighbors. She added, <br />speaking on behalf of M;. Tourangeau, 2060 Spates Ave., <br />Mr. Tourangeau does not have any problem with the <br />proposed parking lot but requests that there be a 6-8' <br />grass area between his property and parking lot and also <br />some type of natural buffer from his property. Mrs. <br />Crear stated she had concerns regarding the use of the <br />parking lot, she was opposed to large boats being parked <br />which would further obstruct their view of the lake. <br />They are ameniable to orderly winter storage of new <br />average sized boats. She is also concerned about the <br />disposition of the existing gas tanks. <br />Zoning Administrator Mabusth stated for the record, that <br />the City by encouraged Sailors World to use the City lot <br />on weekends for overflow parking. <br />Zoning Administrator Mabusth noted that the Planning <br />Commission should address the following issues: <br />1. Effects of rezoning properties to B-2. <br />2. Distinguish between a legal land use for each <br />property. <br />a) 1950 Shoreline Drive would require a zoning <br />amendment if property is not zoned to B- 2 for <br />parking lot use. <br />b) 1960 Shoreline Dr., applicant must prove to <br />City that a proposed chan^e in use would be less <br />a ntense than current use level. <br />Goetten stated that she would be willing to conceptually <br />approve the continued non --conforming use rather than <br />rezone. <br />Chairman Kelley stated that he <br />would <br />be opposed <br />to <br />permanent storage of boats any <br />time of <br />the year, <br />he <br />woL ld like to keep an open area. <br />He felt <br />boat parking <br />should be restricted to one only. <br />He also <br />felt that <br />if <br />the retail space was moved to the other <br />side of County <br />Rd. 15, an equal square footage of <br />structure <br />be <br />eliminated on the other side in <br />order <br />to prevent the <br />intensification of operation. <br />Bellows stated that she felt a marina was a very <br />appropriate use for lakeshore and in particular this <br />piece of property. <br />12 <br />
