CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 7220 <br />11. Not create a nuisance which generates smoke, noise, glare, vibration, odors, fumes, <br />dust, electrical interference, general unsightliness, or other means; Historically, <br />Spring Hill Golf Club has been responsive to neighbors' concerns. Staff has not <br />received complaints regarding the use of the Property, and the applicant has designed <br />the improvements to improve the use and mitigate any potential nuisances on the <br />Property. <br />12. Not cause excessive non-residential traffic on residential streets, parking needs that <br />cause a demonstrable inconvenience to adjoining properties, traffic congestion, or <br />unsafe access; This criterion is met. <br />13. Designed to take into account the natural, scenic, and historic features of the area and <br />to minimize environmental impact; This criterion is met. <br />14. All exterior lighting shall be so directed so as not to cast glare toward or onto the <br />public right-of-way or neighboring residential uses or districts; The applicant is <br />advised of this requirement and has provided a lighting plan; and <br />15. Not detrimental to the public health, public safety, or general welfare. This condition is <br />met. <br />CONCLUSIONS ORDER AND CONDITIONS: <br />Based upon one or more of the above findings, the Orono City Council hereby <br />grants a conditional use permit pursuant to Orono Municipal Zoning Code Sections 78-418 and <br />78-916 to allow the expansion of the existing patio areas including new or expanded pergolas <br />and covered areas on the west side of the existing clubhouse; and construction of additions to <br />the existing rest station to provide an enclosed entrance and improve the existing self -serve <br />food and beverage area. The building will be enlarged by 522 square feet; and construct a new <br />30' x 60' building to store seasonal golf course equipment and accessories to be constructed <br />near the existing storage facilities on Tamarack Drive, subject to the following conditions: <br />1. Council approval is based on the entire record, above Findings. <br />2. The approved project shall conform to the site plan and building plans submitted by the <br />Applicants and annotated by City staff, attached to this Resolution as Exhibit A. <br />3. The Applicant shall comply with the permitting requirements of the Minnehaha Creek <br />Watershed District. <br />
