CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />No. 7220 <br />A RESOLUTION APPROVING <br />A CONDITIONAL USE PERMIT <br />PURSUANT TO <br />MUNICIPAL ZONING CODE <br />SECTIONS 78-418 & 78-916 <br />FILE NO. LA21-000060 <br />WHEREAS, on August 16, 2021, Tim Johnson, Spring Hill Golf Club Director of <br />Grounds (hereinafter the "Applicant"), on behalf of the owner, applied for a conditional use permit <br />(hereinafter the "CUP") pursuant to Orono City Code for the properties addressed 725 Sixth <br />Avenue North legally described as Lot 1, Block 2, Spring Hill Golf Club, Hennepin County, <br />Minnesota; and 1050 Tamarack Drive legally described as Lot 1 Block 1, Spring Hill Golf Club <br />Except That Embraced Within The South 1/2 Of The Northeast 1/4 Of Section 26 Township 118 <br />Range 23, Hennepin County, Minnesota (hereinafter collectively the "Property"); <br />WHEREAS, Spring Hill Golf Club is located in the RRA B zoning district which <br />permits golf courses as a conditional use. In 1997, the City issued Resolution No. 3902 which <br />granted CUP approval to establish the golf course use. Because golf courses are permitted as a <br />conditional use, the City must review and issue a CUP to permit projects involving modification of <br />the course, or construction of new buildings; and <br />WHEREAS, the Applicant has made application to the City of Orono for a CUP <br />pursuant to Orono Municipal Zoning Code Sections 78-418 and 78-916 to allow the following: <br />1. Clubhouse, patio dining improvements: Expansion of the existing patio areas including <br />new or expanded pergolas and covered areas on the west side of the existing <br />clubhouse. <br />2. Rest Station ("Wells House"): Construction of additions to the existing rest station to <br />provide an enclosed entrance and improve the existing self -serve food and beverage <br />area. The building will be enlarged from 15'4" x 23' to 27'4" x 32' (a 522 square foot <br />increase). <br />3. Cold Storage Building (Maintenance Facility Addition): Removal of three existing <br />buildings (3,280 square foot total) and approximately 1,678 square feet of asphalt and <br />construct a new building to store seasonal golf course equipment and accessories to be <br />constructed near the existing storage facilities on Tamarack Drive; and <br />WHEREAS, on September 20, 2021, after published and mailed notice in <br />accordance with Minnesota Statutes and the City Code, the Planning Commission held a public <br />
