Adoption of an approval resolution relating to the lot width variances at 3683 and 3685 <br />North Shore Drive. <br /> <br />2. Background. The applicants, Ressler and Plachecki, are neighboring property owners at 3683 and <br />3685 North Shore Drive. The applicants would like to complete an administrative boundary line <br />adjustment (officially called a Subdivision Exception) which can be completed by staff and recorded by <br />the owner. Moving a property boundary is an administrative action at the staff level as long as no new <br />non-conformities are created or an existing non-conformity is not increased. The requested variance <br />would allow the City to administratively adjust the boundary line. <br /> <br />Each property will require a lot width variance in order to allow the boundary line adjustment. Lot width <br />is measured in two places on lakeshore properties, at the ordinary high water level (OHWL) and at the 75’ <br />lakeyard setback. Properties in the LR-1C district require 100’ lot width. Due to the angle of the proposed <br />lot line, the lot width will decrease at the 75’ lakeyard setback from 54’ to 52’ at 3683 North Shore Drive <br />and at 3685 North Shore Drive it will decrease from 92’ to 82’ at the OHWL. <br /> <br />At the June 27th meeting, the City Council directed staff to draft an approval resolution for lot width <br />variances at 3683 and 3685 North Shore Drive. <br /> <br />3. 15.99 Deadline. The application was considered to be complete on May 5, 2022. The 60-day review <br />period was extended by staff and will expire August 31, 2022. <br /> <br />4. Public Comment. No public comment was made at the May 16, 2022 Planning Commission <br />meeting. One person spoke in opposition at the June 27, 2022 City Council meeting.
