The property is in the RR-1A zoning district which <br />requires 5 acres and 300’ of lot width. The current property is substandard to the district due to <br />the lot width. The area is served by well and septic. There is also potential wetlands on the <br />property per Hennepin county maps. In areas not served by sanitary sewer, each lot much <br />contain 2 acres f dry contagious buildable land. Any wetland areas are not counted toward the <br />required dry-buildable acres for the creation of new lots. As this is a sketch plan, No wetland <br />delineation has been completed on the property, nor have two septic sites for each lot been <br />verified. <br /> <br />Application <br />The applicant is looking for feedback on the proposed application. <br /> <br />The applicant’s propose to split the current parcel with an existing home into a front lot and a <br />back lot. The front lot would front on Watertown Rd. Lot width is measured at the front <br />building setback line. The back lot would have street access from a shared driveway established <br />in an outlot. The back lot is required to meet 150% lot area standards which would require 7.5 <br />acres. Each lot would have its own septic and well. The proposed use of the property is <br />anticipated to be single family residential. <br /> <br />The table below summarizes the proposed lot area and width, and shows the required <br />standards, including setbacks. Planning Staff does not support the lot split as non-conforming lots <br />would be created, inconsistent with the zoning code and the comprehensive plan for the area.
