To whom it may concern, <br /> We are Brian and Amy Swanson. We moved to 4025 Watertown Road in January 2021 with our <br /> four kids. We are inquiring about subdividing our property to create a separate buildable lot. <br /> Our property is 13+acres and we are proposing to subdivide the front acreage. There is a creek <br /> that would serve as a natural divider of the two proposed lots. We understand that our <br /> property does not meet all of the criteria listed according to Orono planning code, however, we <br /> are asking that you consider our property and its ability to support two lots. <br /> After our meeting with the planning committee, we were told of three requirements that our <br /> property does not meet. <br /> 1. Code requires 300 feet of property along the road. Our property has 270 feet of road front, <br /> which we cannot change. <br /> 2. Because of the layout of the property, we would be asking for an easement on the driveway <br /> 3. Code requires a minimum of 5 acres for subdividing a buildable lot. We are proposing <br /> approximately 4.1 acres, but after the easement on the driveway there would be approximately <br /> 3.65 acres remaining. (The driveway would be expanded to 30 feet wide for approximately 675 <br /> feet) • <br /> **We have scheduled to have a septic company come to our property and determine two <br /> suitable septic locations that fall within our proposed lot lines, but the two times they have <br /> come out, the weather did not allow for them to do their work. <br /> We were encouraged to submit a rough proposal of the property explaining some of its <br /> nuances and noting that before we obtain official documents and reports (ie. survey, wetland <br /> delineation, Minnehaha Creek Watershed district approval..etc) we would first propose our <br /> plan to you to determine if you will be willing to work with us before being too financially <br /> invested in the process. <br /> Thanks for your time.
