Olson of 4645 Bayside Raad, Irvin T. Geffre of 4665 Bayside Road, and K-P <br /> Properties, Inc. represented by Donald R. Peterson (hereinafter "the subdividers"); and <br /> W�3[F..REAS, on October 24, 1994, the City Co�incil ap�raved Resolution No. <br /> . � 3483 grant.ing preliminary approval for a plat at 4645/4665 Bayside Road; and <br /> WHEREAS, the property is located within the RR-1B, Single F�mily Rui•al <br /> Residential Zorung District requiring a minimum of 2 acres of contiguous dry buiidabte land <br /> within each newly creaked lot; and <br /> WHEI2EAS, the property contains a total of approximately 19.5 acres, of wl�ich <br /> approximat�ly 1.1 acres has been deiineated as wetland; and <br /> WHEREA�, the proposed plat contains two lots (deszgnated as proposed Lot Z, <br /> Block 1 and proposed Lot 1, Block 2), each contaiiling an existing residence structure, proposed. <br /> I.ot 1, Block 1 being 2.75 acres in area, and proposed Lat 1, Block 2 being 1.94 acres in area. <br /> Proposed I.ot 1-, Block 2 technically requires a lot area variance, but will retain ownerslii� of <br /> an additional 0.07 acre outlot and may gain up to an additional 0.28 acres as noted below, in <br /> order to meet the 2.0 acre minim.um Iot area requirement; and <br /> WHEREAS, the septic system ser��ing the residence on proposed Lot 1, Block <br /> I is failing and is intended to be replaced. On-sit� sewage treatment system site evaluation data <br /> in�jicates that primary and aIternate drain,field sites for current and future use are available within <br /> proposed Lot 1, Block 1.
