This application is regarding variances to redevelop the property. <br /> <br />2. MN§15.99 Application Deadline. The application was received and considered to be complete on <br />January 18, 2022. Therefore the 60-Day review period expires on March 19, 2022. <br /> <br />3. Background/ Summary. The applicant is requesting lot area, lot width, and front setback variances <br />in order to construct a new home on the property in the general location of the existing home and garage. <br />Since the planning commission meeting, the applicant has redesigned the site plan so that both side <br />setbacks will be conforming. <br /> <br />They continue to request the lot width, and lot area variances as well as the variance from the front <br />setback to allow a 57.7 foot setback where a 100-foot setback is required; 71.5 feet from the edge of <br />blacktop. <br /> <br />4. Planning Commission Vote and Comment. On February 22, the Planning Commission held a <br />public hearing. Following the public hearing, and discussion with the applicant regarding the practical <br />difficulties justifying the front setback variance (topography, hydric soils in the rear, etc.), the Planning <br />Commission voted 5 to 0 in favor of a motion to approve the requested variances. The Commission <br />encouraged the applicant to adjust the plan to conform to the side setbacks. <br /> <br />5. Public Comment. No formal public comments have been received. <br /> <br />6. Staff Recommendation. Staff recommends approval of the revised plan. <br /> <br />COUNCIL ACTION REQUESTED <br />Motion to adopt or amend the approval resolution. <br /> <br />Exhibits <br />A.
