<br />8 <br /> <br />220299v4A <br />23. PARK DEDICATION FEE. The Land is subject to the standard Park Dedication Fee <br />requirement for the City of Orono. The fair market value of the property determined by the County Assessor is <br />$915,000, the average per acre value is $37,074; therefore, the Park Dedication Fee is calculated as follows: <br />0.1 acre per lot x 2 lots = 0.2 x $37,074.55 per acre = $7,415.00 <br />24. LANDSCAPING/ SEPTIC PROTECTION. All landscaping shall be installed in accordance <br />with the approved landscape and restoration plan prior to release of any security. The construction limits shall be <br />clearly marked with adequate fencing and signage around trees and septic systems to prevent any construction <br />damage or disturbance of any trees and vegetation outside of the construction area. <br /> 25. SPECIAL PROVISIONS. The following special provisions shall apply to development of the <br />Land: <br /> A. Implementation of and adherence to the findings and conditions listed in Resolution 7188 <br />Approving a Preliminary Plat for Long Bridge (File No. LA21-000021) dated March 12, 2021 and in Resolution <br />______ Approving a Final Plat for Long Bridge (File No. LA 22-000003) dated ________. <br />B. Implementation of and adherence to the City Engineer’s comments, conditions, and <br />recommendations dated March 1, 2021. <br /> C. Final Plat approval is subject to Minnehaha Creek Watershed District (“MCWD”) approval <br />and permits as required. The City will not release the Plat for recording until the MCWD has approved the <br />stormwater management plans and the Developer has provided evidence that all required MCWD permits have <br />been obtained. <br />D. Implementation of and adherence to the MCWD comments and recommendations dated <br />March 8, 2021. <br />E. Final Plat approval is subject to suitable documentation for two septic sites for Lots 1 and <br />3. The septic sites must be clearly marked with adequate fencing to prevent damage or disturbance to the sites.
