Construction plan means the maps or drawings,accompanying a subdivision,showing the specific location •
<br /> and design of required public or private improvements to be installed as part of the subdivision in accordance with
<br /> the requirements of the city or this chapter as a condition of the approval of the subdivision.
<br /> Cul-de-sac means a local street with only one outlet and having an circular turnaround for the safe and
<br /> convenient reversal of traffic movement.
<br /> Density means the number of building sites per acre.
<br /> Design standards means the specifications to the subdivider for preparation of preliminary and final plats,
<br /> including but not limited to the optimum, minimum or maximum dimensions of such items as rights-of-way,
<br /> blocks, easements and lots, public and private improvements.
<br /> Dry buildable land means that portion of the lot not encumbered by the waters of a duly recorded lake or
<br /> river,wetlands, bluffs, or slopes steeper than 30 percent.
<br /> Easement means authorization by a property owner for the use by another, and for a specified purpose,of
<br /> any designated part of their property.
<br /> Escrow means a deposit of cash with the city.
<br /> Grade means the slope of a road,street or other public way,site or topography specified in percentage
<br /> terms.
<br /> Improvements means any building,structure,drainage ditch,dam, roadway, parkway,sidewalk, pedestrian
<br /> way,trees,shrubs,lawn,off-street parking area,sewer and water utilities,or other facility.
<br /> Improvements,lot, means any improvement on the lot.
<br /> Improvements,private, means any improvement required by this chapter,which improvement the city or
<br /> subdivider shall construct at the subdivider's expense and for which the city will not assume any responsibility for
<br /> its maintenance and operation and which shall not be dedicated to the city. •
<br /> Improvements,public, means any improvement required by this chapter,which improvement the city or
<br /> subdivider shall construct at the subdivider's expense and for which the city will ultimately assume the
<br /> responsibility for its maintenance and operation upon issuance of the certificate of satisfactory completion.
<br /> Land use plan is a chapter of the community management plan and means a combination of policy
<br /> statements,goals,standards,maps and action programs for guiding the future development of private and public
<br /> property.The term includes a plan designating types of uses for the entire city as well as a specialized plan showing
<br /> specific areas or specific types of land uses,such as residential,commercial, industrial, public or semipublic uses or
<br /> any combination of such uses.A land use plan may also include the proposed densities for development.
<br /> Lot means a tract, plot or portion of a subdivision or other parcel of land intended as a unit for the purpose,
<br /> whether immediate or future,of transfer of ownership or for building development. Every platted lot shall be a
<br /> buildable lot or an outlot.
<br /> Lot area means the area of a lot in a horizontal plane bounded by the lot lines, but not including any area
<br /> occupied by the waters of a duly recorded lake or river or wetland or area which has been dedicated as public
<br /> right-of-way.
<br /> Lot, back, means a lot typically separated from a public or private road by another lot and which gains access
<br /> to the public or private road via a narrow corridor.Such a separated lot is considered to be a back lot when the
<br /> corridor is platted as an outlot.A separated lot is considered to be a flag lot when the corridor is platted as part of
<br /> the lot.When the corridor is merely an easement over another lot,the separated lot is considered to be an
<br /> easement back lot.
<br /> Lot, buildable, means a lot or combination of lots or outlots which meet all of the requirements of chapter 78
<br /> and this chapter for the intended purpose.
