1980 Rezoning Agreement. In 1980 the City and Rivers entered into a rezoning agreement in <br /> which Rivers agreed to certain actions and City agreed to grant certain approvals with regards to <br /> the properties at 1432 (today owned by Matt Johnson), 1440, 1442 and 1444. The Browns Bay <br /> portion of 1432 (i.e. East of CR15) was split off via subdivision from the portion west of CR15 <br /> and became part of the marina site. See 1980 Rezoning Agreement. <br /> 1983 Rezoning Action. In 1983 the City and Rivers agreed to a formal rezoning to B-2 of the <br /> portions of 1440 and 1442 east of CR15. Also rezoned to B-2 at that time was the small <br /> lakeshore strip on Browns Bay east of 1432. See 1983 Lot Combination, Riparian Rights and <br /> Open Space Agreement. <br /> 1989 Site Redevelopment. In 1989 the portions of marina zoned B-2 were approved for a total <br /> reconstruction that involved removal of all buildings and construction of the current main marina <br /> building at 1444 as well as the gazebo east of CR15. The property across from 1432, east of CR15, was zoned residential from 1950 to <br /> 1983, then rezoned to commercial in 1983 after it was split off from the west side, and remains <br /> zoned commercial today. <br /> The parcel at 1440, containing the northerly of the two residence structures, was zoned <br /> residential on both sides from 1950 until 1980. The portion east of CR15 was rezoned to <br /> commercial in 1983 and remains zoned commercial today. <br /> The parcel at 1442, containing the southerly of the two residence structures, was zoned <br /> commercial on both sides of CR15 from 1950 to 1967, then was zoned residential on both sides <br /> of CR15 from 1967 to 1983. The portion east of CR15 was rezoned to commercial in 1983 and <br /> remains zoned commercial today. <br /> The main marina property at 1444 Shoreline Drive which includes the main building and its <br /> paved parking lot, plus the gazebo and its gravel parking lot, has been zoned commercial since <br /> 1950. <br /> Page 2of 2 <br />
