• <br /> states, in pertinent part: <br /> "Every conveyance. . . which would effect the title to <br /> registered land under existing laws, if recorded , or <br /> filed with the county recorder, shall, in like <br /> manner, effect the title to registered land if filed <br /> and registered with the registrar in the county <br /> where the real estate is situated, and shall be <br /> notice to all persons from the time of such regis- <br /> tering or filing of the interest there created. <br /> Under Section 508.49 of the Torrens Act, the conveyance of <br /> an interest in real estate less than fee interest does not <br /> result in a new Certificate of Title , but rather is memorialized <br /> on the existing Certificate of Title as is the case on the Certi- <br /> ficate on the Letendre parcel. Hence, when the lake access ease- <br /> ment was filed , a memorial of the easement was made on the Certi- <br /> ficate of Title to the Letendre parcel. In the case of an appur- <br /> tenant easement benefiting the subject property, the practice has <br /> grown up of bringing a proceeding subsequent to the initial <br /> registration of title for purposes of passing on the validity of <br /> the granting of the easement. After such a proceeding , the ease- <br /> ment is then made a part of the body of the certificate of title <br /> in essence becoming part of the legal description of the <br /> property. <br /> After the petition in this case was filed, the Examiner of <br /> Titles issued a report finding: <br /> 3. That each of the aforesaid Certificate of Title <br /> contains the memorial of agreement Document 1548565, an <br /> easement dated March 25, 1983, creating an easement to <br /> enter upon , walk upon and pass over the Southeasterly 15 <br /> fees of Lot 2, Block 1 , Chapman Addition, in favor of and <br /> appurtenant to said Lot 1.
