Two (2) lot subdivision per August 19, 1978 sketch attached; 1 <br /> each lot approximately 41, 400 s . f. <br /> 2. South lot to be riparian to Lake Minnetonka. <br /> 3. North lot to be non-riparian with no lake access or dock rights . <br /> 4 . Access to both lots from County Road 19 to be on existing driveway, <br /> with private easement for south lot through north lot. <br /> pi - <br /> 5. Existing garage (on north lot) may remain, but lot line to be ' <br /> located to provide at least a 10 . 0 ' setback. <br /> 3 <br /> '6 . Existing house (on south lot) to be removed prior to construction <br /> of new house. Options include : <br /> a) removal before final plat approval <br /> b) completion of a developer ' s agreement such that house will be <br /> removed within one year of final plat approval <br /> c) lot line relocation such that a 30 ' setback is provided to <br /> existing house. <br /> Applicant may choose the best alternative for his situation. <br /> However, if the existing house is removed, a permit could be <br /> issued for one new house (on either lot) before the plat is finaled. <br /> 7. New homes to meet all zoning code setback and hardcover requirements. <br /> 8. Payment of additional water and sewer assessments. <br /> FINAL PLAT SUBMITTALS <br /> 1.✓ RECORD PLAT drawings in the form of two (2) mylar copies and one (1) <br /> f,Z 79 copy reduced�to 1" = 200 ' . <br /> Drawing to include: <br /> a) lot lines located per preliminary survey. <br /> b) show lagoon below elevation 929 . 4 as open water "Lake Minnetonka" <br /> and dedicate to the public per St. Statute 505 . 01. <br /> c) Dedication of "Drainage and Utility Easements" 10 ' wide along <br /> perimeter property lines and 5 ' each side of internal property <br /> line. Omit at lakeshore. <br /> d) If a land remnant is included on the island, plat as an outlot. <br />
