Oare/Abbott Request for Variance and Conditional Use Permit— Narrative Description. <br /> Currently there are three properties: <br /> (1) The Abbott property at 2941 Casco Point Road <br /> (2) The Swenson property at 2965 Casco Point Road <br /> (3) The Oare property at 2967 Casco Point Road <br /> Historically, there were only two properties <br /> (1) the current Oare and Swenson properties combined which included a main home along <br /> with a carriage house and associated property large enough to support a garage. <br /> (2) the Abbott property. <br /> A number of years ago the Oare/Swenson property was divided into two single family <br /> properties: the current Oare property with the main home, and the current Swenson carriage <br /> house property. <br /> • The Swenson property as configured at that time: <br /> o Has only 20 ft. of lakeshore, which requires a lakeshore setback variance that <br /> infringes on lakeshore rights for both the Abbotts and the Oares. <br /> o Also, years ago, a garage was added to the Swenson property—which requires a <br /> shared driveway with the Abbott property and an associated driveway <br /> easement. <br /> • The Oares and Abbott purchased the Swenson property when it went for sale in early 2021 to <br /> ensure privacy and eliminate issues related to the driveway easement and lakeshore setbacks. <br /> This request is to legally join the (divided) Swenson property between the Oare and Abbott <br /> properties. If you consider the three properties together, virtually nothing physically will <br /> change, other than the property lines. <br /> We are seeking two variances to support the proposes property split: <br /> 1. The Oares seek a Conditional Use Permit to allow the existing carriage house to be a <br /> guest house. No changes are being made to the house. <br /> 2. The Abbotts seek a hardcover variance due to the new combined property exceeding <br /> the allowed 25% hardcover. <br /> Allowing the split resolves longstanding issues of having a very small, non-conforming <br /> parcel/home wedged between the Abbott and Oare properties; it also eliminates <br /> parking/driveway challenges and lakeshore rights issues.
