Regarding your comments relative to the November 9, 2015 worksession, the City Council has the obligation to • <br /> establish appropriate land uses throughout the city. In 2015, and with the Comprehensive Plan in 2019,they did <br /> not choose to add density or change the land use for your area. Further,regarding the comments found in the April <br /> 12, 2021 record, the changes the City Council is contemplating continue to meet the goals established by the <br /> Comprehensive Plan. <br /> Your client has several options. They may: <br /> 1. Apply for a variance for the second lot. The variance would be for lot area and lot width for each of the <br /> lots. The Council will need to agree with your provided findings of hardship and practical difficulty. <br /> 2. Apply for an amendment to the Comprehensive Plan to increase density in the area, and/ or an <br /> amendment to the zoning ordinance to change the minimum lot area and width for your zoning district. <br /> 3.
