After review of the proposal, I have the following comments <br /> to offer. I also include information related to the sketch plan process. <br /> Comments on Plan <br /> 1. The proposal shows two lots where one currently exists. This is considered a subdivision. The title of the <br /> document says "Proposed Lot line Rearrangement..." This is inaccurate and should read "Proposed Sketch plan <br /> for..." or similar. <br /> 2. The property is zoned RR-1B, which requires 2.0 acres and 200 feet of width for each lot. Neither of the <br /> proposed lots meet these requirements: <br /> RR-1B Requirements West Lot East Lot <br /> Width 200 feet 100 feet 100 feet <br /> Area 2 acres,87,120 sq ft 0.16 acres, 0.16 acres, <br /> 14,008 sqft 13,991 sqft <br /> Setbadcs <br /> Front yard 50 feet 50 feet 50 feet <br /> Side street 30 feet 20 feet 20 feet <br /> Side yard 30 feet 15 feet 15 feet <br /> Rear 50 feet 40 feet 40 feet <br /> All setbacks are based on the proposed house pads illustrated on the plan and the standard setbacks for the RR- <br /> 1B zoning district. Items in red denote non-conforming standards. The attached letters to your attorney last <br /> summer provide additional analysis and options. <br /> To approve a subdivision,you must prove, and the Council must find, practical difficulties for variances. Based on <br /> the information provided,Staff will not support a variance as there are no practical difficulties. <br /> 3. The following fees will be due at the time of final plat. These fees will be confirmed at the time of final plat: <br /> Park dedication (0.1 acre for each new lot, or equivalent land value), Stormwater Trunk($8,060.00), and <br /> sanitary sewer connection ($5,380.00 for each lot connecting). <br /> • Sketch plan/subdivision process. <br /> The sketch plan is the initial step in the subdivision process, and is intended for the applicant to receive initial, <br /> non-binding feedback on a proposal.
