Consider final plat approval for Pence Lane 2nd Addition, authorize signature of <br />Development Agreement. <br /> <br />2. MN§15.99 Application Deadline. The application was received on August 17, 2021, and <br />determined to be complete November 30, 2021. The 60-Day review period will expire on January 29, <br />2022. <br /> <br />3. Background. The City Council approved the preliminary plat for this replat on October 11th. They <br />authorized the completion of the cul de sac at that time. Since then, the applicant has been working with <br />Hennepin County to gain approval of the plat document. That approval arrived on November 30, 2021. <br /> <br />4. Proposal. The proposed final plat is consistent with the approved preliminary plat. The two existing <br />buildable lots are reestablished with slightly different lot lines, and the former outlot A is reconfigured to <br />support the cul de sac. The end result is a plat that includes two conforming, improved lots, and an <br />outlot. One driveway will be shared between Lot 2 and 2715 Pence, and another driveway will serve Lot <br />1. No new lots are created. <br /> <br />5. Public Comment. No comments have been received regarding the Final Plat application. <br /> <br />6. Staff Recommendation. Staff recommends the approval of the final plat via Resolution 7234 and <br />authorization to sign the development agreement as drafted. <br /> <br /> <br />Exhibits <br />A.
