• <br /> No building permit or certificate of occupancy shall be <br /> issued for any parcel or lot of land which was created by <br /> • subdivision and not in conformity with the provisions of <br /> this Chapter and no excavation of land or construction of <br /> any public or private improvements shall take place or be <br /> commenced except in conformity with this Chapter. <br /> • Exhibit 8. Subdivision 10.A. of that section prohibits the City Council from granting a <br /> variance that will "in any manner vary the minimum requirements for a lot as set <br /> forth in the Zoning Chapter of the City Code as applied to the entire subdivision. <br /> • <br /> Exhibit 9. <br /> The OCC defines a "lot of record" as "any lot for which a deed or registered <br /> • land survey has been recorded . . . prior to January 1, 1975 and after approval of <br /> the Council if required." Exhibit 7. <br /> The current zoning designation for Parcel 29, "RR-1A", requires an area of <br /> • five acres, a width of 300 feet, setbacks of 100 feet on the front, rear and side yards <br /> adjacent to streets, and 50 feet for side yards not adjacent to streets.
