A conditional use permit is required due to the proposed shower. Additionally, an <br />administrative boundary line adjustment is in process which will add a 1.5 acre piece of 2600 <br />Sixth Avenue to the 1150 Pine View property. <br /> <br />The proposed building location as it is shown <br />partially under the existing power lines. Their <br />surveyor has confirmed that he found no <br />easement recorded against the property for the <br />power lines. The builder and property owner <br />have been advised to reach out to the power <br />company to confirm. <br /> <br />Applicable Regulations: <br />Plumbing in the Accessory Building CUP (Section <br />78-418(6)) <br />The proposed pool house building is permitted. <br />The applicant’s request to install a bathroom <br />with full bathing facilities requires a CUP. The <br />building is a conforming size, and proposed in a <br />conforming location. <br />Application Summary: The applicant is requesting a conditional use permit to install a full <br />bathroom, including shower, in a new pool building. <br />Staff Recommendation: Planning Department Staff recommends approval.
