At this time they are requesting variances in order to make an <br />approximate 150 square foot expansion of their lakeside deck from the existing 226 square foot <br />footprint to 379 square feet. The existing deck is situated partially lakeward of the average <br />lakeshore setback, 79.6 feet from the <br />OWHL, and the property’s hardcover <br />currently exceeds 25%. The new deck <br />(in blue) is proposed to be 73.8 feet <br />from the OHWL, and will encroach ±3 <br />feet more into the average lakeshore <br />setback than the existing deck. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The <br />applicant has identified existing <br />conditions, limited functional space as <br />practical difficulties supporting the <br />requested variance(s). Additionally, they <br />have provided supporting <br />documentation regarding Practical <br />Difficulties attached as Exhibit B, and <br />should be asked for additional <br />testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds that due to <br />the existing conditions: the house location, the shared driveway easement, and location of the <br />neighboring homes, there may be practical difficulty supporting the additional encroachment <br />into the average lakeshore setback and the hardcover variance requested to allow construction <br />Application Summary: The applicants are requesting hardcover, lake setback and average <br />lakeshore setback variances in order to construct a new, larger lakeside deck. <br />Staff Recommendation: Planning Department Staff recommends approval conditioned upon <br />removal of the hardcover areas as proposed.
