This application is regarding variances to construct a replacement deck in a slightly <br />larger footprint. <br /> <br />2. MN§15.99 Application Deadline. The application was received on December 11, 2020 and <br />considered to be complete on February 8, 2021. Therefore the 60-Day review period expires on <br />April 8, 2021. <br /> <br />3. Background/ Summary. The applicants are <br />requesting variances in order to make an <br />approximate 150 square foot expansion of their <br />lakeside deck from the existing 226 square foot <br />footprint to 379 square feet. The existing deck is <br />situated as much as 9 feet lakeward of the average <br />lakeshore setback on the southeast corner of the <br />deck, 79.6 feet from the OWHL. The property’s <br />hardcover currently exceeds 25%. <br /> <br />For the Planning Commission’s review the <br />applicants’ proposal inadvertently reflected an <br />encroachment into 75-foot setback; the applicants <br />have corrected this with the current, revised plan. <br />The proposed hardcover removals offset the new <br />hardcover resulting from the deck. <br /> <br />4. Planning Commission Vote and Comment. On February 16th, the Planning Commission held a <br />public hearing. Following the public hearing the Planning Commission voted 6 to 0 on a motion <br />to approve the requested variances conditioned upon submittal of a revised deck plan which does <br />not encroach into the 75-foot setback area prior to City Council review. The applicants have <br />submitted the revised deck plan and survey. <br /> <br />5. Public Comment. Comments from the neighbors were received and are attached as Exhibit D. <br /> <br />6.
