The entire <br />home is located lakeward of the average lakeshore setback. This home was constructed around <br />1920. The addition will be used as a solarium and will be roughly 11’ tall from existing grade. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the current location of the existing <br />home as practical difficulty supporting the requested. Additionally, they have provided <br />supporting documentation regarding Practical Difficulties attached as Exhibit B, and should be <br />asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds there is <br />practical difficulties inherent with the proposed property. The existing home location limits the <br />types of addition and renovations that can be done with the home. The proposed addition <br />meets all setbacks and other zoning requirements.
