The <br />property is currently over in hardcover (33.84%). The applicant has designed the addition for <br />most of the garage to be located over existing driveway. The applicant is also proposing to <br />remove the current turn-around lowering the overall hardcover to (29.62%). The applicant is <br />required a hardcover variance due to the change in nature of the hardcover from driveway to <br />building and for a small new portion of hardcover on the property. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the existing home and the <br />substandard area and width as practical difficulties supporting the requested variance. <br />Additionally, they have provided supporting documentation regarding Practical Difficulties <br />attached as Exhibit B, and should be asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds the applicant <br />is working with the existing home on a substandard lot.
