<br />The parking level is constructed with precast wall panels and precast floor panels. The upper floors are wood frame. The building is totally fire sprinkled.

<br />The building areas limited by Table 503 shall be permitted to be increased due to frontage and automatic sprinkler system protection in accordance with
<br />Equation 5-1:
<br />Aa = {At + [At x If] + [At x Is]} (Equation 5-1)
<br />Aa = 12,000 + [12,000 x .75] + [12,000 x 2]
<br />Aa = 12,000 + 9,000 + 24,000 = 45,000 sf/floor for 4 stories
<br />x 4 stories = 180,000 sf for building total.
<br />The building as proposed is for a floor of a max of 31,692 sf / floor and a building of 2 stories plus a roof level for a building total of 105,636 sf. Both are well
<br />within allowances.

<br />713.13 Refuse and recycling chutes:
<br />Refuse and recycling chute shall not be used for any other purpose in accordance with Section 713.4. Openings into the shaft,including those from access
<br />rooms and termination rooms, shall be protected in accordance with this section and Section 716. Openings into chutes shall not be located in corridors. Doors
<br />shall be self or automatic closing upon the actuation of a smoke detector in accordance with Section 716.5.9.3, except that heat activated closing devices shall
<br />be permitted between the shaft and the termination room.
<br />713.13.4 Termination room:
<br />Refuse and recycling chutes shall discharge into an enclosed room separated from the remainder of the building by fire barriers constructed in accordance with
<br />Section 707. Openings into the termination room shall be protected by opening protectives having a fire protection rating equal to the protection required for the
<br />shaft enclosure. Doors shall be self or automatic-closing upon the detection of smoke in accordance with Section716.5.9.3.
<br />713.14.1 Elevator Lobby:
<br />An enclosed elevator lobby shall be provided at each floor where the elevator shaft enclosure connects more than three stories. The lobby shall separate the
<br />elevator shaft enclosure doors from each floor by fire partitions equal to the fire-resistance rating of the corridor and the required opening protection. Elevator
<br />lobbies shall have at least one means of egress complying with Chapter 10 and other provisions of this code.
<br />Exceptions:
<br />1. Enclosed elevator lobbies are not required at the level(s) of exit discharge, provided the level(s) of exit discharge is equipped with an automatic
<br />sprinkler system in accordance with Section 903.3.1.1.
<br />4. Enclosed elevator lobbies are not required where the building is protected by an automatic sprinkler system installed in accordance with Section
<br />903.3.1.1 or 903.3.1.2.

<br />718.4.2 Concealed Spaces Groups R-2:
<br />Draftstopping shall be provided in attics, mansards, overhangs or other concealed roof spaces of Group R-2 Building of 3 or more dwelling units. Draftstopping
<br />shall be installed above and in line with, sleeping unit and dwelling unit separation walls that do not extend to the underside of the roof sheathing above.
<br />Exceptions;
<br />1. Where corridor walls provide a sleeping unit or dwelling unit separation, draftstopping shall only be required above one of the corridor walls.
<br />2. Draftstopping is not required in buildings equipped with an automatic sprinkler system in accordance with Section 903.3.1.1.
<br />3. In occupancies in Group R-2 that do not exceed four stories above grade, the attic space shall be subdivided by draftstopping into areas not exceeding
<br />3,000 sf or above every two dwelling units, whichever is smaller.
<br />4. Draftstopping is not required in buildings equipped throughout with an automatic sprinkler system in accordance with Section 903.3.11, provided that
<br />automatic sprinklers are also installed in the combustible concealed space where draftstopping is being omitted.

<br />FIRE PROTECTION SYSTEMS (Chapter 9):
<br />Group R (903.2.8):
<br />An automatic sprinkler system shall be provided throughout the building with a group R fire area.
<br />Group S-2 & B Enclosed Parking Area (903.2.10):
<br />An Automatic sprinkler system shall be provided in enclosed parking and amenity spaces.
<br />Other areas where automatic sprinkler systems are required: (903.2.11.1.3, 903.2.11.2 and 903.2.11.3) Rubbish Chutes
<br />Installation Requirements: In accordance with NFPA13 (903.3.1.2)
<br />Protection of decks and balconies-decks and balconies greater than 6 feet above grade, greater than 4 feet deep, and with a greater area of 40 sf attached to
<br />new Group R-2 occupancy buildings protected in accordance with Section 903.3.1.2 that are three or more stories in height and with 30 or more units shall be
<br />protected with sprinklers under the balcony or deck framing and under attic eaves when both of the following two conditions exist;
<br />1. The building has an un-sprinklered attic; and
<br />2. The building has combustible siding.
<br />Standpipe Systems:
<br />Standpipes are not required per 905.3.1 as the highest story is not 30 feet above the lowest level of fire department access.
<br />Fire Alarm and Detection Systems:
<br />Required as per NFPA 72(Section 907) “R-2 Occupancy (907.2.9): Multi-family residential occupancies
<br />907.2.11-Single and multiple-station smoke alarms:
<br />Listed single-and multiple-station smoke alarms shall be installed in accordance with the provisions of this code and the household fire-warning equipment
<br />provisions of NFPA 72.
<br />R-2 Occupancies (907.2.11.2.):
<br />Single or multiple station smoke alarms shall be installed and maintained regardless of occupant load at all of the following locations on the ceiling or wall
<br />outside of each separate sleeping area in the immediate vicinity of bedrooms, in each room for sleeping purposes, and in each story with a dwelling unit.
<br />907.2.11.4-Power source:
<br />In new construction, required smoke alarms shall receive their primary power from the building wiring where such wiring is served from a commercial source
<br />and shall be equipped with a battery backup. Smoke alarms shall emit a signal when the batteries are low. Wiring shall be permanent and without a
<br />disconnecting switch other than as required for over current protection.
<br />Exception 2:
<br />Smoke alarms are not required to be equipped with battery backup in Group R-2 occupancies equipped throughout with an automatic sprinkler system.
<br />Carbon Monoxide Alarms:
<br />In each dwelling unit provide one carbon monoxide alarm with 10 feet of each room lawfully used for sleeping.
