<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br /> <br />NO. ________________________ <br /> <br /> <br />Page 1 <br /> <br /> <br /> <br />A RESOLUTION GRANTING <br />RPUD MASTER DEVELOPMENT PLAN APPROVAL <br />FOR ORONO APARTMENTS <br />PLANNED UNIT DEVELOPMENT NO. 17 <br />FILE #20-000001 <br /> <br /> WHEREAS, the City of Orono (hereinafter the “City”) is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; and <br /> <br /> WHEREAS, the City Council of the City of Orono (hereinafter “City Council”) has <br />adopted land development regulations for the orderly, economic and safe development of land within the <br />City; and <br /> <br /> WHEREAS, Orono Apartments LLC is the owner (hereinafter the “Owner”) of the <br />property at 2745 Kelley Parkway, legally described at Lot 1, Block 2, City of Orono Addition (hereinafter <br />the “Property”); and <br /> <br /> WHEREAS, the City Council has considered the application by the Owner for rezoning <br />of the Property to RPUD - Residential Planned Unit Development; and <br /> <br /> WHEREAS, on May 14, 2018 the City Council adopted Resolution No. 6869 granting <br />General Concept Plan Approval for the proposed development, which includes the following elements: <br /> <br />1. Conditional Rezoning of the Property from RR-1B Single Family Rural Residential <br />District to RPUD Residential Planned Unit Development District; <br /> <br />2. Conditional approval of a land use amendment changing the prescribed density from <br />commercial to High Density Residential <br /> <br />WHEREAS, on June 27, 2019, the Metropolitan Council approved the Land Use change <br />to High Density residential, and <br /> <br />WHEREAS, on January 2, 2020, the Developer filed a formal application for Master <br />Development Plan Approval for a 56 unit apartment building, <br /> <br />WHEREAS, City Staff and consultants have reviewed the final plans and hereby approve <br />each and identify them as part of the official record for PUD 17. <br /> <br /> WHEREAS, the Developer has completed or has agreed to complete all other <br />requirements of the Zoning Code and related Ordinances of the City including: <br />
