The buildable area is located <br />generally within the center of the lot, with steep slopes extending down toward the <br />wetlands that form three sides of the lot. Access to this lot is via a long driveway <br />from the cul de sac. <br /> <br />Road. The road follows the existing driveway and appears to meet the requirements of <br />the code for length and cul de sac size. The road does not line up with the road across the <br />street, Long Lake’s Stoneridge Circle. It does not appear that this can be accomplished <br />without impacting the existing home at 105 Orono Orchard Road. <br /> <br />Based on the volume of traffic on Orono Orchard Road now and expected in the future, <br />this does not seem to be a concern. <br /> <br />Conservation Design. This project, due to the size of the property will trigger a <br />Conservation Design plan. One was not created previously. <br /> <br />Fees. Given 4 new lots, subdivision of this property will trigger park dedication and <br />stormwater trunk fees, as follows: <br /> Park dedication is $5,550 per new lot, or $22,200 <br /> Stormwater Trunk is $8,060 per new lot, or $32,240.00 <br /> <br />Public Comments <br />To date, no public comments have been received. <br /> <br />Issues for Consideration <br />1.
