The buildable area is located generally within the center of the lot, with steep slopes extending down toward the wetlands that form three sides of the lot. Access to this lot is via a long driveway from the cul de sac. Road. The road follows the existing driveway and appears to meet the requirements of the code for length and cul de sac size. The road does not line up with the road across the street, Long Lake’s Stoneridge Circle. It does not appear that this can be accomplished without impacting the existing home at 105 Orono Orchard Road. Based on the volume of traffic on Orono Orchard Road now and expected in the future, this does not seem to be a concern. Conservation Design. This project, due to the size of the property will trigger a Conservation Design plan. One was not created previously. Fees. Given 4 new lots, subdivision of this property will trigger park dedication and stormwater trunk fees, as follows: Park dedication is $5,550 per new lot, or $22,200 Stormwater Trunk is $8,060 per new lot, or $32,240.00 Public Comments To date, no public comments have been received.
