In 1992, <br /> hardcover regulations were added for properties within 300 feet of Painters, Long Lake, Wolsfeld, Stubbs Bay, <br /> and Dickey Lake creeks. Hardcover is any surface that does not allow direct absorption of rainfall into the <br /> ground. Limiting hardcover helps improve water quality and promotes aquifer recharge. <br /> HARDCOVER ALLOWED <br /> Distance from the ordinary high water <br /> (OHW) of a lake or top of bank of a creek Amount of Hardcover allowed <br /> 0 to 75 feet No hardcover except lake access stairs when needed, an 8' <br /> wide driveway when needed, a dock landing of up to 32 square <br /> feet, and retaining walls approved by a conditional use permit. <br /> 75 to 250 feet 25% of the property within that zone <br /> 250 to 500 feet 30% of the property within that zone <br /> 500 to 1000 feet 35% of the property within that zone <br /> Hardcover may be increased up to the unused square footage of allowable hardcover of a zone closer to the <br /> OHWL. Unused hardcover cannot be transferred to a zone closer to the lake. <br /> The allowed hardcover in any zone shall be decreased by the amount of legal-non-conforming hardcover in the <br /> zone next closer to the OHWL. <br /> HARDCOVER INCLUDES: <br /> • Roofs • Swimming Pools <br /> • Sidewalks, steps, and patios • Porous or pervious pavement <br /> • Decks, including decks on play equipment • Tennis or Sport Courts <br /> (even if there are gaps between the boards) • The portion of a roof overhang that extends <br /> • Driveways, regardless of surface material more than 2 feet from the wall <br /> • Tops of retaining walls, including boulder • Any other vehicle, material, equipment, or <br /> walls, and isolated boulders structure that prevents absorption of rainfall <br /> • Landscape areas underlain by weed control and is maintained in the same location long <br /> fabric of any sort. enough that no vegetation grows under it. <br /> ASSUMED HARDCOVER <br /> The following items must be included in hardcover calculations regardless of whether or not they are proposed to <br /> be constructed: <br /> 1. A two car garage (detached or attached). <br /> 2. A driveway to any garage or storage area with a door wider than six feet <br /> 3. Minimum dimensions for driveways (see drawing on reverse side) <br /> 4. 24 inch wide sidewalk from the front door to the driveway and stairway/landing at exterior doors <br /> EXCHANGE OF HARDCOVER <br /> If a property exceeds allowed hardcover Staff does not have the authority to approve new hardcover even if an <br /> equal amount of hardcover is removed. <br /> SURVEYS AND HARDCOVER CALCULATIONS <br /> When a building permit is requested for expansion or construction of a structure a survey and hardcover <br /> calculation worksheets may be required to demonstrate compliance with hardcover regulations. <br /> This is an information sheet.
