Orono, MN. (Building)
Customer Community:
Parcel Identification Number. 17-117-2344-0100
Dates of Non-Conforming Credit through
Type of Non-Conforming Credit: Grandparent Demand; Long Continuous Demand
Affidavit of Leroy Koehnen
The undersigned certifies:
I am currently the owner and operator of the gas/auto service station located at 3360
Shoreline Drive. My current business is directly adjacent to the building at 3382
Shoreline Drive (the "Building"). Previously I owned and operated a service station at
the corner of Kelley Avenue and Shoreline Blvd. That location was across Shoreline
Blvd. from Mr. Anderst's Building. I became familiar with the businesses occupying the
Building during the period from 1968 through 1978 because during that period, i was
working daily at the service station across Shoreline Blvd from the Building.. From
approximately 1965 through 2005, the salon business was operated continuously at its
leased location in the Building (First at Magic Mirror, then as Jul Ann Hair Fashions.
The salon occupied approximately one half of the space now being remodeled as a
restaurant (one fifth of the Building's main floor).
From 1968 through 1978 I was also aware of the other businesses that operated within
the Building. Immediately west of the salon's location in the Building, there was a
space occupied by the "Magic Cleaners". a dry cleaning business known to me to be
owned and operated by Dick McCurdy (3386 Shoreline). The Magic Cleaners had a
retail location on the main floor and did all of it's cleaning of laundry in the basement
level of the building. Based on my knowledge and recollection, the Magic Cleaners
occupied approximately half of the space now being remodeled as a restaurant. Dick
McCurdy operated the Magic Cleaners until he sold the business to Donald and Dana
McCarville. It myis belief that the Magic Cleaners ag I Hers operated continuously at 3386
Shoreline Drive from 1968 through 1978.
Also during the years 1968 through 1978, in the space within the Building and
immediately east of the salon's location, there was a space occupied by for a significant
period by "Axel and Bob's Meat Market", a retail butcher shop business. (3382
Shoreline). It is my belief that the Axel and Bob's Meat Market was originally operated
by Bob Rudh and Don Ulrich. II was later taken over by Stan and Ron Drahas.
