There is <br /> I an area south of Lot 91 which has Cordova soils which are reportedly more organic in nature. <br /> Soil conditions are assumed adequate for development of single family residences and for <br /> improvement of Garden Lane. <br /> I Elevation/Topography: The elevation and topographical relief of the subject property is of <br /> special note. Seven of the eight lots are highly elevated. Lots 58 and 60-62 have potential <br /> views of Forest Lake to the east, depending upon the tree line and building design/placement. <br /> ILot 60 also has potential views to the north. Lots 93 and 94 have the highest elevation at 1,030 <br /> to 1,040' above sea level. Lots 91, 93 and 94 appear relatively level to modestly sloped. Lot 92 <br /> I slopes to the southeast with a drop in elevation of approximately 15'. Any easterly views from <br /> Lots 91-94 are likely to be obscured by the development on Lots 60-62. <br /> The topography of Lots 58 and 60-62 slopes downward significantly from west to east. The <br /> westerly elevation of Lots 60-62 is about 1,025' above sea level. The easterly elevation is <br /> about 985' above sea level. This is a drop in elevation of about 40', which equates to a one foot <br /> Idrop for every eight feet in site depth or a 12.5% slope. Lot 58 lies below Lot 61. Lot 58 has a <br /> westerly elevation of about 985' above sea level and an easterly elevation along Wildhurst Trail <br /> of about 940' above sea level. This equates to a drop in elevation of about 45'. <br /> INatural DrainageNegetation: A deep ravine runs west to east a few hundred feet south of the <br /> subject lots, providing natural drainage.
