THE OWNERS; <br /> ALENA AND LUKE SEVERSON WILL BE SEEKING A FRONT YARD SETBACK VARIANCE (TONKA VIEW <br /> LANE)FOR THE ADDITION AND REMODEL OF THIS PROJECT. <br /> THE EXISTING HOME IS NON-CONFORMING TO THE CITY OF ORONO SETBACK REQUIREMENTS. THE <br /> HOME DOES NOT MEET THE FRONT YARD SETBACK REQUIREMENTS AT THE NORTH/ EAST SIDE;AND <br /> IS POSITIONED PARTIALLY OFF OF THE PROPERTY TO THE NORTH/ EAST SIDE. IN ADDITION, THE <br /> EXISTING DETACHED GARAGE AT THE NORTH/EAST SIDE DOES NOT MEET THE FRONT YARD SETBACK <br /> REQUIREMENTS. THE OWNER PLANS TO DEMOLISH THE EXISTING GARAGE, CONSTRUCT A NEW <br /> ATTACHED GARAGE FACING TONKA VIEW LANE, CONNECTING TO THE EXISTING HOME WITH A FIRST <br /> FLOOR ADDITION. ABOVE THE EXISTING HOME, A FIRST FLOOR ADDITION AND GARAGE; ADD A <br /> SECOND FLOOR ABOVE THIS FOOTPRINT. THIS PROPOSED DESIGN WILL PRESERVE THE BACKYARD • <br /> AREA TO THE SOUTH/WEST OF THE PROPERTY AND A LARGE MATURE TREE(HARDWOOD)BEHIND THE <br /> PROPOSED GARAGE.WE ARE APPLYING TO THE CITY OF ORONO FOR SITE PLAN REVIEW,A VARIANCE <br /> REQUEST ASKING TO DECREASE THE SETBACK REQUIREMENTS AT TONKA VIEW LANE. THIS IS <br /> REQUIRED TO BUILD OVER THE EXISTING FIRST FLOOR OF THE HOME. WE INTEND TO MEET ALL THE <br /> MINIMUM SIDE/ REAR YARD SETBACKS, BUILDING HARDCOVER SURFACE AND BUILDING HEIGHT <br /> REQUIREMENTS ON ALL ADDITIONS TO THE HOME. <br /> THE HOMEOWNERS PURCHASED THE HOME A FEW YEARS AGO. THEY ARE A YOUNG COUPLE WITH <br /> SEVERAL YOUNG CHILDREN IN THEIR FAMILY, A WONDERFUL PROPERTY AND ARE COMMITTED TO <br /> STAYING IN ORONO. THE CURRENT GARAGE IS SMALL, WITH A FLOATING SLAB. THE HOME IS VERY <br /> SMALL AND NEEDS A NEW KITCHEN, BATHS, AND BEDROOMS. THEY HAVE TAKEN GREAT CARE IN <br /> DESIGNING THE HOME TO FIT THEIR NEEDS AND PRESERVE THE EXISTING CHARACTER THAT STILL FITS <br /> IN WITH THE FABRIC OF OTHER HOMES IN THE NEIGHBORHOOD. WITHOUT A VARIANCE,THE OWNERS <br /> WOULD BE UNABLE TO ADD, REMODEL OR IMPROVE THEIR HOME DUE TO THE NONCONFORMITY OF <br /> THE ORIGINAL HOME'S PLACEMENT. <br /> WE LOOK FORWARD TO PRESENTING.
