A small <br />portion (2-3 feet) of the existing deck encroaches into the average lakeshore setback currently. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the location of the home to the <br />west as the practical difficulty supporting the requested variance. Additionally, they have <br />provided supporting documentation regarding Practical Difficulties attached as Exhibit B, and <br />should be asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff agrees that the <br />home to the west contributes to the practical difficulty on this property. The concave curve of <br />the shoreline also creates a challenge regarding the average lakeshore setback affecting this <br />property. <br />Application Summary: The applicant is requesting an average lakeshore setback variance in <br />order to expand a lakeside deck. <br />Staff Recommendation: Planning Department Staff recommends approval.
