The applicant is requesting approval of lot width and lot area variances. <br /> <br />2. MN§15.99 Application Deadline. The application was received and was considered to be complete <br />on April 21, 2021. Therefore the 60-Day review period expires on June 20, 2021. <br /> <br />3. Background/ Summary. The property is 9,000 square feet in area, and has 50 feet in width within <br />the LR-1C zoning district where 21,780 square feet and 100-feet in width are required. This substandard <br />Lot of Record qualified for buildability without area and width variances under City Code Section 78-72 <br />when the new home was constructed in 2012. However, a qualifier for taking advantage of the Lot of <br />Record status is a hardcover limitation of 25%. The new home met that limitation. At this time, the <br />owner wishes to be able to construct a slightly larger deck than existing (140 square feet), increasing <br />hardcover to the 30% limit. These improvements require lot area and width variances. <br /> <br />The property, based on its’ proximity to the lake, would be in Tier 2, allowing for up to 30% hard cover. <br /> <br />4. Planning Commission Vote and Comment. On May 17, 2021, the Planning Commission held a <br />public hearing. Following the public hearing the Planning Commission voted 7 to 0 on a motion to <br />approve the requested variances. <br /> <br />5. Public Comment. No comments from the neighbors were received. <br /> <br />6. Staff Recommendation. Staff recommends approval of the requested lot area and lot width <br />variances. <br /> <br />COUNCIL ACTION REQUESTED <br />Motion to adopt or amend the approval resolution. <br /> <br />Exhibits <br />A.
