<br /> <br /> a. The parking spaces the ‘head’ into the building will need some sort of curbing to protect cars from bumping <br />into the building. <br /> b. All spaces on both lots will need to be restriped according to the approved plan, including those in the lower <br />level. <br /> c. The parking study suggests a need for 58 spaces, based on, among other uses, the 4,492 sq ft of storage <br />garages and 7,000 sq ft for antique store. The antique = furniture store will need to be verify prior to formal review. <br />However, I cannot support parking calculations that assumes a non-permissible use (garage). The lower level parking lot layout may yield <br />better information as to the number of spaces available. Otherwise, a variance may be required, which your parking <br />study and the mix of uses and peak times offers some argument for a variance. <br /> <br />8. Building design. The zoning code outlines minimum building standards for buildings in the B-1 zoning districts: <br /> (1) All exterior wall finishes on any building shall be: <br />a. Face brick; <br />b. Natural stone; <br />c. Specially designed precast concrete units if the surfaces have been integrally treated with an applied <br />decorative material or texture; <br />d. Factory fabricated and finished metal framed panel construction, if the panel materials are of any of <br />those noted in subsections (g)(1)a—c of this section; or <br />e. Other materials as may be approved by the council. Combinations of such materials shall be <br />permitted. <br /> <br />A building design is not required for a subdivision sketch plan, but will be required as part of the Conditional Use Permit. <br /> <br />Lighting. As this project is adjacent to residential neighborhood, effort should be made to prevent light pollution into <br />the neighborhood.
