A. Lot lines platted per preliminary survey by Loucks Associates, undated <br /> and attached hereto as Exhibit A. <br /> B. Dedication of "drainage and utility easements" 10' along west south <br /> and east boundaries of the property and 5' along all internal lot lines <br /> and along the north boundary. <br /> C. Designation and dedication on the plat drawings of drainage and utility <br /> easements over all proposed sewer, water, and storm sewer lines and <br /> facilities subject to review and approval by the Public Works <br /> Department and City Engineer. <br /> D. Naming of plat. <br /> 2. Legal documents required: <br /> A. Title opinion addressed to the City. All owners, mortgage holders or <br /> others with property interest indicated therein shall sign the plat and <br /> all other documents affected by such interest. <br /> B. The applicant must provide certified copies of all recorded easements <br /> currently affecting the property. <br /> C. Signed and executed Road Easement to be granted over all driveways <br /> on the site which may in the future be used public roadway, legal <br /> description to be provided by the developer subject to approval by the <br /> Public Services Director. <br /> D.
