It would be very helpful to have information regarding these issues prior <br /> to the early October work session: <br /> A. The adequacy of the existing stormwater pond to serve this development.The pond is owned <br /> and controlled by MnDOT. We will expect that you provide the appropriate engineering <br /> calculations to confirm its adequacy or show how you will rectify any inadequacies. <br /> B. The access issue is complex, involving: <br /> - circulation within the site and between the two buildings/uses, including parking layout; <br /> - whether(or when) it may be necessary to complete the service road connection from your <br /> site to the Highway 12/Brimhall Avenue intersection; <br /> -how access to and from this site will function in relation to Brown Road and Highway 12, <br /> especially in the interim period before a semaphore is installed at Brown/l2 as part <br /> of the Highway 12 re-routing project. You should plan to have a traffic study <br /> completed as part of the submittals to address this issue. <br /> C. Height and massing of the buildings,especially the senior housing,as viewed from Highway <br /> 12 and Brown Road, and as viewed from the Sugar Woods residential neighborhood. <br /> Illustrative before and after views will be helpful to the City in assessing these impacts. <br /> We are looking forward to working with you on this project, and will seek to provide whatever <br /> assistance we can in moving the process forward.
