Additionally, the CMP establishes <br /> housing goals and policies placing emphasis on the provision of lifecycle and moderately priced <br /> housing.. The CMP also encourages the use of innovative methods of development that will preserve <br /> Orono's natural environmental features as well as conserve resources. <br /> The proposed RPUD District will be a residential district that has the purpose of allowing flexibility <br /> in terms of design, building techniques, land development methods and density in order to achieve <br /> the residential goals and policies as outlined in the CMP. This amendment is necessary because <br /> none of the existing zoning districts are tailored to achieving this purpose. <br /> Brief Summary of Proposed "RPUD" District Parameters <br /> - The RPUD District is strictly a residential zone, and does not have a mixed land use <br /> component, although it will allow for various types and densities of residential uses <br /> — The RPUD District will contain a list of permitted, conditional and accessory uses that is <br /> similar in scope to that of our single family districts, but will not include certain of the <br /> "institutional"or"quasi-commercial"conditional or accessory uses allowed in those districts. <br /> - Any site to be rezoned to RPUD must be at least 5 acres in area unless the developer <br /> demonstrates the property has certain unique characteristics (see Subd. 5). <br /> • — • Any site to be rezoned to RPUD must be guide-planned for residential use in the CMP. <br />
