The only solution was to attach the garage and build an office and bathroom above. It is important <br /> that we keep the character of the main structure. <br /> Moving the garage to comply with setbacks also would block two out of four windows in the dining room <br /> and one out of two windows in the upstairs bedroom. <br /> 4. Economic considerations alone do not constitute practical difficulties. <br /> The house is too small for a family to live there. It needs a second bathroom . <br /> 5. Practical difficulties -sunlight, solar energy, etc. <br /> Blockage of two out of four dining room windows, one out of two bedroom windows. <br /> 6. Variance that is not permitted in the zone. <br /> Garage to the north is 1/2 foot off lot line and is forward of our garage. <br /> Several neighbors houses have built living space on top of garages <br /> 7. The board or council may permit as a variance the temporary use of a one family dwelling as a <br /> two family dwelling <br /> We want to maintain as a single family home . <br /> 8. The special conditions applying to the structure or land in question are peculiar to such <br /> property or immediately <br /> adjoining property. <br /> All the homes have been remodeled or town down and rebuilt(taller structures) This house needs <br /> upgrade. <br /> 9. The conditions do not apply generally to other land or structures in the district. 1110 <br /> All the homes are restricted by the 50 foot lots on the lakeshore. <br /> 10. The granting of the application is necessary for the preservation and enjoyment of a <br /> substantial <br /> property right of the applicant. <br /> The house is too small for a family. <br /> 11. The granting of the proposed variance will not in any impair health, safety, comfort or morals <br /> or in any other respect be contrary to the intent of the chapter. <br /> The remodel and upgrade of the house will bring it up to the standards of the neighboring houses . The <br /> neighbors have approved the project. <br /> 12. The granting of such variance will not merely serve as a convenience to the applicant but is <br /> necessary to alleviate demonstrable difficulty. <br /> We want to maintain the home at 1074 that has been in our ownership for 70 years. At 90 years of age, <br /> the <br /> home needs improvement, and we want to main it's character.
