There is a need to add and modify the guided land use density ranges between Urban <br /> Medium Density(3-10 u/a),Urban Medium High/Mixed Use(10-20 u/a),and Urban High <br /> Density(10-20 u/a). <br /> 3. To introduce interim uses within these ranges in a logical manner, some modifications of <br /> existing land use names was necessary, including adding a new Urban Medium High <br /> category and renaming Urban Low to Urban Estate. <br /> 4. The changes proposed do not reduce from the required 154 units of affordable housing, <br /> based on the number of acres guided for densities 8 units per acre or greater. <br /> (Comprehensive Plan Table 3B-3) <br /> 5. The changes proposed include a density of 3.2 units per acre over the sewered areas, over <br /> the minimum density of 3.0 units per acre required for Emerging Suburban Edge <br /> communities, as designated by the Metropolitan Council (Comprehensive Plan Table 3B- <br /> 5). <br /> 6. The changes proposed meet the prescribed housing growth for the periods 2021-2030 and <br /> 2031-2040 (Comprehensive Plan Table 3B-6.) <br /> CONCLUSIONS, ORDER AND CONDITIONS: <br /> Based upon one or more of the above findings, the Orono City Council hereby grants <br /> approval of an Amendment to the City of Orono Comprehensive Plan to incorporate the changes <br /> attached as Exhibit A and directs staff to submit same to the Metropolitan Council for approval. <br /> ADOPTED by the Orono City Council on this 9th day of August, 2021. <br /> ATTEST: CITY OF ORONO: <br /> Vtlttl <br /> Anna Carlson, City Clerk Dennis Walsh, Mayor <br /> 2 <br />
