In 1988, a hardcover variance was granted for the 75'-250' setback of <br /> this property amounting to 37.0% or 2,679 s.f. hardcover where 25% is normally allowed. <br /> As the result of deck hardcover being removed the City of Orono requires that a variance <br /> be granted in order for the deck to be rebuilt on the property. <br /> Sec. 78-1252. Nonca:formities. <br /> All legally established nonconformities ns of February 24, 1992, may continue subject to <br /> applicable state statutes nnd as regulatecf elsewhere in this Code. In slioreland areas, the <br /> following standards shall c�lso apply: <br /> (2) Additions/expansions to nonconforming structures. All additions or expansians to the outside <br /> dimensions of an existing nonconforming sh�ucture ma�st meet the setback, height, and other� <br /> requi�•ements set forth in tkis chapter. Any deviation from these ��equirements rnust be authorized <br /> by a variance pursuant ta provisions of this chapter. <br /> Sec. 78-1288. Hard cover limitations. <br /> (a) No hard cover or impervioa�s su�fnce shall be placed, located or constructed within 75 feet of <br /> the ordinary high water level of any lake or tributary, except for stairrvays, lifts, lanciings nnd <br /> lockboxes as regulated elsewhere in this Code. <br /> (b) Between 75 feet anc� 250 feet of t/1e OHWL, there shnll be no greater than 25 percent hard <br /> cover. Between 250 feet and S00 feet of the OHWL tliere shall be no g��eater than 30 pe�•cent <br /> hardcover. Between S00 feet and 1,000 feet of the OHWL tliere shall be no greater than 35 <br /> percent hardcover. <br /> (Ord.
