Variances will be <br /> necessary to develop as proposed. <br /> Background <br /> The subject property is a 1.58 acre parcel on the south side of Shoreline Drive,west of Kelly <br /> Avenue. The property is improved with a multi-tenant building and parking along Shoreline, and <br /> another parking lot south of the building, off of Kelly Avenue. The eastern 1/3 of the property is <br /> 411 vacant. A gas station in this portion of the property was closed in 1977 and the fuel tanks were <br /> removed in 1983. Contamination cleanup was completed in 2002. The parcel is home to <br /> occasional seasonal sales (fireworks), but otherwise is used for parking. <br /> Proposal <br /> The property owner proposes splitting the parcel into two lots,one for a future drive through <br /> business,and the other retaining the existing multi-tenant building. The first step in a proposed <br /> subdivision is a sketch plan.
