We want to make this a safer and more manageable structure by using current <br /> construction methods and applicable energy code standards. <br /> Practical Difficulties Statement from Property Owner's: <br /> A future of owning a home on Lake Minnetonka has always been a part of our story. For years, <br /> we have come to Lake Minnetonka and have spent endless hours boating and driving around <br /> the area,dreaming and planning for the day when we would be ready. Turns out, it was not as <br /> • easy as we thought it would be Since 2015 we have looked at over 50 properties, making <br /> multiple offers only to get out bid. Last summer we decided to sell our cabin in Northern <br /> Minnesota so that we would be fully prepared for the next opportunity. After that, everything <br /> fell quickly into place. Our cabin sold on September 15th and within two weeks 1395 Orono <br /> Lane came on the market.The property checked all the boxes: close to trails, restaurants, a <br /> beautiful South-facing lake view,garage with apartment and a historical boat house. Our offer <br /> was made within 2 hours of touring the property.We were elated when it was accepted. Our <br /> Lake Minnetonka chapter finally began! <br /> The property itself has been neglected for a long while. We are already making improvements to <br /> the property by dealing with overgrowth, untrimmed and dying trees.The next major <br /> improvements will come with construction of the boathouse and garage this summer. In our <br /> current plan,we would like to move the boathouse back 7 feet and 3' more into the property. <br /> Our hope is to rebuild a similar size structure to comply with Orono's regulations.This <br /> movement will improve the property by removing the boathouse from the floodplain and after <br /> discussions with our West neighbor, it will improve their view of the lake and will be a much <br /> more aesthetically pleasing structure. <br /> Because we truly appreciate the historical value of the unique and original artifacts in the home. <br /> We are currently working with Architectural Antiques to salvage those items. <br /> • <br /> 5 <br />
