The Property contains 24.68 acres in area. <br /> <br />5. The parcel will be subdivided into 3 buildable lots and 1 outlot for a private road. All lots <br />conform to the size and width requirements of the LR -1A zoning district upon being <br />combined. <br /> <br />6. The Developer has prepared grading plans to manage stormwater on site conforming to <br />applicable rules and ordinances. <br /> <br />7. Access to the property is via County Road 6, a Hennepin County road. <br /> <br />8. While the parcel is located within the Metropolitan Urban Service Area (MUSA), the lots <br />will be served by on-site septic systems because the City Council finds that sanitary sewer <br />is not reasonably accessible, per Section 82-223. <br /> <br />9. Water will be provided via on-site wells. <br /> <br />10. The Parks, Trails and Open Space element of the Orono Community Management Plan <br />(CMP) has no current plans for parks that specifically require dedication of park land from <br />this property. <br /> <br />11. The City Council finds that a conservation design plan is not necessary due to the scope of <br />the development and the intention to minimize grading, and waives the requirement as <br />authorized in Section 82-300. <br /> <br /> <br />CONCLUSIONS, ORDER AND CONDITIONS: <br /> <br />Further, based upon one or more of the above findings, the Orono City Council hereby grants <br />preliminary plat approval to allow the subdivision of the property into 3 buildable lots, as depicted <br />on the plans most recently updated February 25, 2021 prepared by Gronberg and Associates, <br />attached as Exhibit B, subject to the following conditions: <br /> <br />A. Project Specific Conditions <br /> <br /> <br />1. The applicable general engineering comments and or conditions provided by City <br />Engineer in their comment letter dated March 1, 2021 (Exhibit C) shall be suitably <br />addressed by applicant in the development plan submittal.
