Consider a resolution approving a side yard setback variance. <br /> <br />2. Background. The property received lot area, lot width and side yard setback variances in December <br />2020 (LA20-000071). That application established an 18.2 foot setback to the north, and a 15.5 setback to <br />the south, addressing the neighbors comment to create maximum setback to the north. The applicant <br />recently purchased the vacant property and is proposing to place the new home at a similar front setback. <br />The new application is maintaining the varied side yard setbacks but in some areas, the home occupies <br />areas not originally considered. <br /> <br />3. 15.99 Deadline. The applicant made a complete application on March 1, 2021. Following the 60-day <br />rules the application expired April 30, 2021. <br /> <br />4. Planning Commission Vote and Comment. The planning commission held a public hearing on March <br />15, 2021. Following the public hearing the planning commission voted 7 to 0 on a motion to approve the <br />requested variances. The planning commission commented on the same home placements as previously <br />approved but with a slightly different footprint. They found the changes to be similar as to the previous <br />approvals. <br /> <br />5. Public Comment. No public comments were submitted. <br /> <br />6. Staff Recommendation.
