It is zoned RR-1 B, One Family Residential
District, principal structure setbacks are 50' from Arbor Street, 50' from Briar Street, 50' from
Minnetonka Ave and 30' from the northern property line. In order to build a home on this property it
would need lot area and lot width variances, at a minimum. It is also limited to 15% structural and is
with 1000' feet of French Lake and is subject to hardcover limits. I have attached a letter that was
prepared in 2005 when the home was demolished that will further explain what I have mentioned
above.
If you have any further questions, I can be reached at cmattsonCaci.orono.mn.us or 952-249-4620.
Christine Mattson
Planning Assistant
From: Patrick ReganLSMTP:PREGANCcJDDLTD.COMI
Sent: Thursday, March 18, 2010 2:34:59 PM
To: Planning
Subject: property information
Auto forwarded by a Rule
I am writing to inquire about any available information regarding the Property at 1245 Arbor St., property ID 10-117-23-31-
0072 & 10-117-23-31-0073.
It is currently listed to be sold by Hennepin County at the Hennepin County Tax-forfeited Real Estate Auction. Does the
city keep any records on the property that show a history of zoning or building code violations, failed inspections, or
environmental problems? The County is advertising the property"as is" and I would like to be aware of any known issues
with the property that may preclude any future residential occupancy or construction.
My initial review is that the property is zoned RR-1 B and does not have any Wetland Management Classification
restrictions.
Thanks for any information or assistance that you may be able to provide.
Best regards,
Patrick Regan
1
