Medina City Code 828.Zoning—Performance Standards and Enforcement <br /> (b)When calculating the number of required off-street parking spaces, fractional results <br /> shall constitute another space. <br /> (c)Joint Use Parking. Joint use of required parking spaces may occur where two or <br /> more uses on the same or separate sites are able to share the same parking <br /> spaces because their parking demands occur at different times, if approved by <br /> the City. <br /> (i)For joint use of required nonresidential parking spaces,the following <br /> documentation shall be submitted in writing as part of a building or zoning <br /> permit application or land use review: <br /> (1)The names and addresses of the uses and of the owners or <br /> tenants that are sharing the parking; <br /> (2)The location and number of parking spaces that are being <br /> shared; <br /> (3)An analysis showing that the peak parking times of the uses <br /> occur at different times and that the parking area will be large <br /> enough for the anticipated demands of both uses; and <br /> (4)A legal instrument acceptable to the city that guarantees access <br /> to the parking for each use. <br /> (ii)Dissolution. <br /> (1)Dissolution of the joint use parking agreement shall require a <br /> recalculation of required off-street parking spaces in <br /> accordance with this Ordinance. <br /> (2)Upon dissolution,the city may require the construction of <br /> additional parking spaces deemed necessary to meet the <br /> minimum off-street parking requirements for each use. <br /> (iii)As a condition of any joint use parking agreement,the city may require <br /> compliance with all or part of Subd. 5 of this section. <br /> (d) Change of Use. Any change of use or occupancy of any building or buildings, <br /> including additions or intensifications thereto, shall be required to provide the <br /> minimum number of off-street parking spaces in accordance with this section. <br /> The city may require the construction or provision of the minimum required <br /> parking spaces, and prohibit said change of use until such time that minimum <br /> required off-street parking is provided. <br /> (e) Parking Reduction.A waiver may be granted by the city to reduce the required <br /> number of parking spaces.
